Stratford Place is located in Fairfax County, Virginia within the greater planned community of Kingstowne. The community is composed of 244 units within 18 garden style buildings on two neighboring streets, Ashby Lane and Wigmore Lane. Our pet friendly community also has an on-site management office and a seasonal pool.Stratford Place is a separate condominium association, which has a Declaration, By-Laws, Rules and Regulations that are independent from those of the Kingstowne Residential Owners Association.
The Board of Directors of Stratford Place recently adopted revisions
to the Association’s Design Review and Pet Policies Resolutions.
Policy Resolution No. 2025-02 is entitled “Unit Design Review Guidelines and Procedures (Relating to Changes to Unit or Limited Common Elements).
This Resolution is revision of the prior Design Review Resolution and adds new provisions about the installation of flooring (in Upper Level Units) and HVAC systems.
Policy Resolution No. 2025-03 is entitled “Rules and Regulations Regarding Pets.”
This Resolution combines the Association’s prior two pet resolutions
(Policy Resolutions Nos. 8 and 96-02) into one resolution and makes revisions to
the General Pet Guidelines provisions originally found in Policy Resolution No. 8.

UPPER LEVEL UNIT FLOORING AMENDMENT AND RESOLUTION NEWS
Earlier this year, Unit Owners consented to amend the Association’s By-Laws to
allow upper level Unit Owners to install flooring other than wall to wall carpeting.
On May 15, 2025, the Board of Directors adopted Policy Resolution No. 2025-01
(“Resolution”). This Resolution establishes standards for non-carpeted flooring to provide for adequate noise mitigation, along with a description of the application process which Unit Owners will need to follow in order to install such flooring.
Upper level Unit Owners wishing to install such flooring will need to submit the Association’s Application to Install Hard Flooring in Upper Units. Please contact the community’s On-Site Manager, Claudia Guzman, at cguzman@legumnorman.com for this form.
The Board continues to hold its monthly meetings virtually on the third Thursday of each month at 7:00 p.m. Information, including links for the meetings and agendas are sent, one week prior to the meetings, to residents who have given their email addresses information to Management. All residents are welcome and encouraged to attend.

PLEASE CLEAN UP AFTER YOUR PET Pet waste stations — one on Ashby Lane and one on Wigmore Lane — are available to dispose of waste bags. Do not leave individual waste bags curbside for trash pickup.
